Waterfront reigns at top prices

Perusing the Homes of the Year in our most expensive category, one aspect is immediately apparent: almost all of these are waterfront properties. In fact, seven of the 10 are on the water in some way.

Of course, the prominence of waterfront should not come as a surprise. At this price level, we’re looking at the most exclusive locations in the world. And, traditionally, many of the most sought-after destinations are waterfront. Four of the 10 are in California, with the U.S. Virgin Islands and five other states represented as well.

The listing prices total almost $500 million ($473,650,000 to be exact, using the current figures and the listing price for the Malibu home that sold).

Many replicas of famous places can be found within these estates. Tranquility has a replica of the staircase from the RMS Titanic, a cigar lounge fashioned after a lounge in the St. Regis hotel and a library inspired by the New York City Public Library. La Grand Rêve is conceived from Chateau Villette, located outside Paris. And Champ d’Or is modeled after Vaux-le-Vicomte, an ornate château outside of Paris that was the inspiration for the Palace of Versailles. It is complete with a two-story closet made to emulate the Chanel boutique at Paris’ Place Vendôme, an homage to Versailles’ Hall of Mirrors, a tea room inspired by New York’s Tavern on the Green and a pool fashioned after the rooftop pool at the Hôtel de Paris in Monte Carlo.

Multiple outbuildings are also common among the listings in this price range. The oceanfront compound in Montecito has a fully equipped two-bedroom second residence. Tranquility has a conservatory accessed through an underground passage and separate residence quarters for guests and staff. And the Cohasset Harbor, Mass., listing includes a 55-room inn and conference facility, a restaurant complex for 500-plus guests and a marina facility with four renovated buildings.
