Aspen Estate Sells For $43 Million

A near-record sale in Aspen, Colo., this summer became the highest single-family residential sale in the U.S. to date for 2009 (as of press time), and the property was not even on the market.

Joshua Saslove, of Christie’s Great Estates affiliate Joshua & Co., sold a 21,400-square-foot home in July for $43 million to an American family that purchased the property through a limited-liability corporation, reported The Wall Street Journal. Newton Bartley, a broker also of Joshua & Co., represented the buyers in the deal, which took approximately five months. The sale is just shy of the highest residential sale in Aspen to date — the 2006 $47 million sale of Crystal Island Ranch, a transaction in which Joshua & Co. also participated.

“What really makes this home unique is its location on Red Mountain with the best views of the town of Aspen and Aspen Mountain,” explains Saslove. “The size of the property, 5.5 acres, and the square footage of the home are features that will never be available again in Aspen.” Designed by
Charles Cunniffe Architects and completed in 2006, the contemporary wood, glass and stone residence is accompanied by a heated outdoor pool, a four-car garage and a guesthouse. The residence occupies the best building site in Aspen, according to Saslove.

A sale of this significance has had a comforting effect upon buyers and sellers in the Aspen luxury market. “Although we are in difficult economic times,” says Saslove, “those with the business savvy and resources still believe that investing in Aspen real estate is a safe long-term play.”
